Questions & Answers
  1.  What is an estate sale?

Tag Sale-Estate Sale: The most common reason for an estate sale is the death of the property owner, and the consequent need to quickly liquidate the deceased's belongings. The survivors may have no interest in the bulk of the personal belongings left by the deceased, or may simply lack space to keep the belongings. In situations in which the survivors cannot agree to the disposition of tangible property, a court may order the goods to be sold in an estate sale with the proceeds to be divided among the survivors. Such a sale and division may also be mandated in the will of the deceased.
An estate sale may also occur because the property owner will be moving or has moved into a situation where he will be unable to keep his property—for example, a move to an assisted living facility, a retirement community, a rest home, or other living quarters.

  2.  How Much Do You Charge For Your Service?

We work on strictly on a commission basis. It includes everything associated with organizing your sale as well as ALL advertising-media costs, setting up the house, researching your items, sales people, cashier and separate appraisal fess. We do not require any upfront fees nor do we have any hidden charges.

  3.  How Soon Can You Do My Sale?

We can organize your sale in as little as 7 days.
  4.  Should I Throw Anything Away?

Absolutely not! We find that many items have intrinsic value to collectors. I find that the best stuff is in the garbage at family run sales.
  5.  How Do You Price My Items?

We have over 40 combined years in the business of sales but nobody knows everything! We dedicate an average of 96 hours setting up your home and researching your items. We also provide independent appraisals at our cost.
In addition, my partner and I have been attending estate, tag and garage sales for years and been making a living doing so. We have pricing knowledge of a great many items you may have in you home.

  6.  How do you attract consumers to my sale?

Our media campaigns are second to none! No one else in the industry does what we do! We advertise in local newspapers and well known paid internet sites. We post many pictures and video on our website and YouTube. We also have a database of thousands of website subscribers. Our advertising attracts hundreds of people. Our media campaigns often garner national attention via the internet. We do all this at no cost to you!
  7.  Can You Sell My Home or Estate Property?

Yes we can! Paul Dunn is a licensed real estate sales person in the state of New York with over a decade of sales experience.

Today's estate sale tip: Accounting

www.luckyrabbitestatesales.com

Paul, how do you handle the cash coming in at the sale? We write double copy tickets for all merchandise sold. One copy for the buyer and one copy for you. This way you have a detailed accounting of everything sold. Some estate sale companies just stuff the money into there own pockets with no accounting what so ever. This leads to skimming and believe it does happen more often than not. I personally set up your house and mark almost everything with a price tag. In addition Everyone on my staff is seasoned and experienced in pricing items but no one but the cashier collects the cash and makes change. The cashier happens to be my father and is accountable for the cash box at all times. You should beware of companies where only one person prices off the top of there head and collects the cash, it's a red flag. At the end of the sale my partner, Tom, or I handle the accounting with you present at all times. We even welcome you to stay at the sale and keep my father and the cash company. Today's Estate Sale Tip, Marketing

Paul, how do you attract so many buyers to your sales? The answer is fairly simple. Any good company knows the basics of advertising but it takes an extensive background in marketing to attract the right dealers and casual buyers. I learned quite a few marketing techniques during my lengthy career in the commercial real estate field. Those I will keep close to my chest. However, I advertise your sale in newspapers, and multiple forms of internet media outlets including lisaler.com, estatesales.net and of course on www.luckyrabbitestatesales.com. We also use twitter, Facebook, myspace, pinterest, angieslist, blogging and article publishing and a few others. No other estate sale company can match our social media campaigns. I provide all the services mentioned at no cost to you what so ever! Not one red penny! Another key factor is my companies reputation. We are known to be straight shooters and we have great sales! Our subscriber list is modest 1,500 people and we attract hundreds of people at each and every sale we host. They come because they know that they can rely on us to have a sale that hasn't been previewed and picked over. Everything seen in the pictures on our website is guaranteed to be in the sale when the doors open. Some estate sale companies preview the heck out of the sales they host, leaving only the class "B" merchandise leftovers. When choosing a company to handle your sale I suggest you ask them what their marketing plan is. You may be shocked at what you hear or at what don't you don't hear. Also keep in mind a majority of estate sale companies will charge you for all the advertising costs where we don't at Lucky Rabbit Estate Sales.

Why all estate companies are not created the same!

First of all I don't want you to get the wrong idea, most companies are very reputable and I always recommend other companies if prospective clients don't retain my services. Then there are companies that are down right dishonest, boastful and outright liars.

One company likes to boast that they have 200 plus sales a year and have an email database of over 15,000 names. I know for a fact they do not have that volume in New York area. Don't believe everything you read. I would ask them to prove it with and provide all contact information and the dates of the sales. I have a modest email base of 1,500 subscribers and 30% of them bounce back as undelivered. Can you imagine the bounce rate of 15,000 addresses? It would be staggering.

Despite having a modest list of 1,500 email addresses I am still able to get 300 to 400 buyers to visit my sales each and every time. The keyword here would be "marketing" I myself don't like to boast but I do have extensive experience in all forms of media marketing, old and new. For 14 years I sold and leased commercial real estate in the New York City area.  My yearly sales were in the millions, in some in the worst areas of  New York.  For me the best part of my association in the commercial real estate industry was being  known as a straight shooter, honest and fair!

I don't have biggest or oldest estate sale company on the block however Lucky Rabbit Estate Sales  is quickly becoming the one most recognized estate sale companies in New York City. This is due to my fair and ethical business practices. Some companies make want you to sign a long and confusing contract that would make your attorneys head spin. They even try to add a provision that allows them to retain all the items that are left over from a sale! What is that! They also mention that they would like you not to be present the day of the sale Again what the heck is that! I would never ask you to leave your home unless you're so attached the items that you will hinder your own sale.

What really makes us different from other companies is our "no out of pocket expenses"
We don't charge you for anything. No setup fees, No employee fees, No advertising fees!
We don't leave anything to chance, we research everything you own! I setup every home and spend an average of 96 hours researching, cleaning and setting up your sale. We provide everything needed for a successful sale, tables, jewelry cases, security, adequate  local signage to direct people to your home. We also provide full accounting at the end of every sale. Some companies don't even record what they are selling or how much they are putting in the the till.

One company allows everyone into the sale at the same time making your home an accident waiting to happen. can you imagine having 50 to 100 people in your home running around at the same time. This is a very bad practice and resembles the running with the bulls. People get hurt and fights happen this way, not to mention that you have a much higher rate of shop lifting,  I don't care of what kind of "no charge" security  you provide, you cant control a crowed that large.

The bottom line is you have a choice to make and you shouldn't leave it to chance. Do your research, goggle the company as well as the names of the principals of the company. Ask for real references then can be verified. Visit one there sales and see how professional they really are. You can always call me for a free consultation and if your not happy with what I say I will point you to another reputable company.

What are Estate Sales?

Estate Sales:
The most common reason for an estate sale is the death of the property owner, and the consequent need to quickly liquidate the deceased's belongings.

The sale to be at Sunday 4/1/12

What a great sale we had this past Sunday 4/1/12! It was April fools day but not for the few lucky buyers who got to purchase diamonds, furs and Louis Vuitton items at a fraction of retail prices. It was such a busy sale, we had over 200 people attend the sale. It was a very small apartment and people had to wait a long time to get in but as most said "it was worth the wait" I'd like to thank all those people for the patience they showed. I hope you all will sign up at my website for future sales. www.luckyrabbitsales.com
